Looking at Buying a Home or Investing? Things you should read before you hire an agent.... Hassle Free Buying Program This program is designed to take The Hassle out of Buying. In the past, the Seller sets the sales price of his/her property. A Buyer offers to purchase the property assuming the property is in good condition. The Buyer uses his/her inspection period to investigate the condition of the property and usually hires a Professional Inspector who gives them a written report. The Buyer may discover problems with the property that the Seller was not aware of and thus did not disclose. The Buyer may then ask the Seller to pay for the repair work, reduce the price, or threatens to cancel the transaction. Negotiations can begin all over again. The Buyer could be off the market for 30 days by this time, and missed an opportunity to have purchased another property.
This is part of the Hassle. The Buyer thought he/she had the property bought and now he/she has to begin to negotiate again or stands to lose the property.
We believe that if the Buyer has the information contained in the Termite Report, Home Inspection Report, Well Report, Septic Inspection and/or other Disclosure Reports at the beginning of his/her Purchase Agreement investigation period, he/she will not be out 30+ days before negotiations on this information.
Everything disclosed at the time of the signing of the Purchase Contract becomes part of the Contract. Most new findings are open to negotiation and if discovered in a timely matter will reduce renegotiation time. This helps reduce most of The Hassle of Buying! Ask us for more details....
If you are signing a BUYER-BROKER agreement with our staff, and agree to the terms, a portion of these inspection costs can be negotiated to be covered by your Brokerage. ![]()
